Corrugated and flat asbestos cement sheets covered thousands of UK houses, barns, warehouses and outbuildings. As they age they weather, crack and shed fibres, and they are often unsafe to walk on. We take them down under controlled conditions and can arrange the replacement roof, so you deal with one team from start to finish.

The work suits homeowners, landlords, farms, schools and commercial sites. Larger roofs and busy sites need extra planning for access, edge protection and waste, and we set all of that out in your written scope.

Why old asbestos roofs need attention

Asbestos cement is stable while it is intact, but a roof lives outdoors. Frost, sun and moss slowly break down the surface, and fibres can be released when sheets are cracked, drilled, scrubbed or pressure-washed.

  • Cracked, crumbling or leaking sheets
  • Moss or algae being scraped or jet-washed off
  • Brittle sheets that are unsafe to walk on
  • Repairs, new fixings or roof lights cut into the sheets

If a roof is sound, leaving it alone and monitoring it can be reasonable. If it is damaged, or you are planning building work, removal is the safer route.

Getting the roof replaced

Once the old sheets are down, we can fit a new covering such as insulated metal sheeting, or coordinate the trade that will. Agreeing the replacement up front means the building is not left open to the weather.

How we do the work

  1. Assess the roof

    We check condition, pitch, fixings, edge protection and what lies beneath the sheets, such as ceilings or stored items.

  2. Prepare the site

    Barriers and signs go up, the ground and drains below the eaves are protected, and access routes are agreed.

  3. Remove the sheets

    Sheets are wetted down, unfixed and lowered whole wherever possible. We do not break them or use power tools.

  4. Clean and bag

    Debris is collected with HEPA-filtered vacuums and damp wipes, and the sheets are wrapped and sealed.

  5. Dispose and replace

    Waste goes with a registered carrier to an authorised site, you receive the paperwork, and the new roof is fitted.

Asbestos waste is double-bagged, sealed and taken by a registered carrier to an authorised disposal site. You receive a waste consignment note as your legal record.

Questions about roof removal and replacement

Can I remove an asbestos roof myself?

Householders are not banned from handling asbestos cement, but it is strongly discouraged. Breaking, drilling or washing sheets releases fibres, and old sheets are a serious fall risk. A trained team has the equipment and the waste route.

Do I need a test before you quote?

We confirm the material from a sample or an existing survey rather than assume, because the rules differ for other materials. If you already have a survey, send it with your enquiry.

Can the new roof go on straight away?

Often, yes. We agree the replacement with you before work starts so the building is weathertight quickly. Timing depends on the roof type and material supply.

What about gutters and soffits?

They are often asbestos cement as well. We can include them in the same visit, which saves access costs.
