Signs your ceiling may be affected
- The building dates from before 2000
- Textured finishes common in the 1970s to 1990s
- Cracking, crumbling or flaking edges
- Layers of old paint or plaster over a rough surface
None of these prove asbestos is present. Testing does.
What happens after removal
The area is left clean, tidy and ready for the next trade. We can arrange replastering, new plasterboard, skimming or a complete refit, and independent air testing where extra reassurance is wanted, such as schools or offices.

How we do the work
Inspect and test
We assess the ceiling and take a controlled sample for laboratory analysis, which identifies the material and its classification.
Seal the work area
The room is isolated with sheeting, signs and barriers, and an air lock and extraction unit are used where required.
Remove with wet methods
The ceiling is dampened to suppress fibres and taken down by hand. Waste is bagged straight away.
Clean down
Surfaces are cleaned with HEPA vacuums and wet wiping, and sheeting is bagged with the waste.
Dispose and document
A registered carrier removes the waste. You receive a waste consignment note as proof.
Asbestos waste is double-bagged, sealed and taken by a registered carrier to an authorised disposal site. You receive a waste consignment note as your legal record.
